Leasing & Applications

Property website or paper application (that picked up in office or sent via mail/email).

Fully completed application, proof of income (pay stubs, offer letter, award letters, etc.), government issued photo ID.

Typically up to 48 hours, but can be almost instantaneous.

Can be as short as three months and as long as 12 months. Month-to-month, one and two month options are available upon renewal.

Rent & Fees

Online via Beacon/RentPayment app/website, or via check/money order brought to the office. Cash is not accepted.

On the first of each month. CT has a 10 day grace period.

$25 late fee if rent is paid on or after the 11th of the month.

Heat, hot water, water/sewer, and trash removal are included.

Security deposit is equal to one full month of rent (due at move-in).

There are two optional fees. We offer storage units at $35 or $50 per month (depending on size). Covered parking is offered at $75+tax per month (outdoor parking is included).

Amenities & Features

Two community rooms, fitness center, pet washing room, bicycle storage, easy access to canal trail.

Pet Policy

Typical household pets are allowed. There is a 40lb. maximum weight limit at maturity for dogs.

Refrigerator, stove/oven, microwave, dishwasher, washer/dryer.

Washer/dryers are in each apartment.

Heat pumps and central air are installed.

Move-In/Move-Out

Change the electricity to your name, set up internet installation, provide office with vehicle registrations and pet veterinary records (if applicable).

The lease start date will match the date that you pick up the keys and pay first month's rent and security deposit.

With the office when completing the Notice to Vacate form.

Provide a forwarding address where the deposit refund check can be mailed.

Technology & Connectivity

We can provide general and contact info for COX. Frontier service is also available in the area.

Location & Transportation

CTRail and CTTransit stops are nearby. BDL is in town as well.

Windsor Locks Public Schools. Maine Fish, Luppoletto Brewing (food trucks), pizza and Chinese places close by as well.

Deliveries & Packages

Mail room, Package Concierge locker system.

Policies & Legal

Yes, but there are stipulations. There is a lease break fee and subleting has to be done through the management office.
